Rentium Terms of Service

The agreement for using Rentium, provided by Sernia Ventures LLC. Please read the warranty disclaimers and liability limits before accepting.

Effective October 4, 2026

Section 01

Who this agreement covers

These Terms of Service are an agreement between Sernia Ventures LLC, a New York limited liability company (Rentium, we, or us), and you. If you accept on behalf of a business, you confirm that you have authority to bind that business, and “you” includes that business. They govern your use of Rentium, including its workspace, APIs, and connected AI tools. They take effect when you accept them and do not retroactively govern earlier services or claims.

You must be at least 18 to create an account. A customer business is responsible for its authorized workspace users. A tenant’s lease or rental application is a separate agreement with the landlord; these terms do not replace it. A separately signed agreement with us controls where it expressly conflicts with these terms.

Section 02

Service and permitted use

We provide rental property management software and grant you a non-exclusive, non-transferable right to use the features made available to your workspace during your subscription or authorized preview. You retain ownership of your data; we and our licensors retain ownership of the software. You may not resell access, bypass access controls, interfere with the service, upload malicious content, or use it unlawfully.

Only features actually enabled for your workspace are included. Preview features may change or be withdrawn. Product plans and roadmaps are not delivery commitments. We do not promise a particular uptime, response time, implementation project, or future feature unless separately agreed in writing.

Section 03

Your decisions, accounts, and integrations

You are responsible for accurate inputs, appropriate user access, protecting credentials, and promptly reporting suspected unauthorized use. You must have the rights, notices, and permissions needed to submit information about tenants, applicants, owners, employees, and other people, and to connect third-party accounts.

Rentium is software, not a law firm, accountant, tax adviser, real estate broker, bank, or substitute for your professional judgment. You remain responsible for leases, accounting, notices, screening decisions, payments, and compliance with applicable housing, consumer reporting, privacy, and other laws. Review AI output and imported or suggested records before relying on them; they can be incomplete or incorrect.

Third-party integrations require their own eligibility, terms, permissions, and, where applicable, fees. You authorize only the access and actions you expressly request through enabled features. Connecting a read-only bank feed is not permission to debit an account. These terms do not replace bank-data consent, payment authorization, or screening disclosures. We do not guarantee a third party’s availability or performance.

Section 04

Customer data and privacy

You grant us permission to host, process, transmit, and display your data only as needed to provide, secure, and support the service, carry out your instructions, and meet legal obligations. Our Privacy Notice at https://rentium.app/privacy describes personal-data processing, providers, data location, retention, and request procedures. Our public security description is at https://rentium.app/security. Nothing in these terms reduces our obligations under applicable privacy or data-security law.

You are responsible for deciding which workspace users and connected tools may access your data. You may request access, export, correction, or deletion by contacting support@serniaventures.com. Requests are subject to identity verification and applicable legal, security, consent-evidence, accounting, and backup-retention requirements. Disconnecting an integration stops future access but does not automatically erase records already retained. Keep independent copies of records you need for your own obligations.

Section 05

Fees and cancellation

Any paid plan’s price, billing interval, usage charges, and renewal terms must be disclosed before you authorize the purchase. A free account or preview does not by itself authorize charges. You are responsible for agreed fees and applicable taxes. Paid subscriptions renew as disclosed at checkout until canceled; cancel through billing settings or contact support@serniaventures.com for assistance.

Unless the purchase terms say otherwise, cancellation takes effect at the end of the paid period. Amounts already paid are not refundable except where required by law or expressly agreed. We will disclose price changes before they apply to a subsequent renewal so you can cancel before the new charge.

Section 06

Ending or suspending service

You may stop using Rentium and request account closure at any time, subject to outstanding agreed fees and required record retention. We may suspend access to address a security threat, unlawful use, material breach, or nonpayment. Where practicable and lawful, we will provide notice and an opportunity to resolve the issue. Contact support for data-export assistance; suspension or closure is not a promise of immediate deletion.

We may discontinue the service with reasonable advance notice, except where a legal or urgent security requirement prevents that. If we end a paid subscription for convenience before its paid term ends, we will refund the unused prepaid subscription fees. Provisions concerning accrued fees, data retention, ownership, warranty disclaimers, liability limits, and disputes survive termination to the extent relevant.

Section 07

Disclaimer of warranties

TO THE MAXIMUM EXTENT PERMITTED BY LAW, RENTIUM IS PROVIDED “AS IS” AND “AS AVAILABLE.” WE DISCLAIM IMPLIED WARRANTIES OF MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, AND NON-INFRINGEMENT. WE DO NOT WARRANT THAT THE SERVICE WILL BE UNINTERRUPTED, ERROR-FREE, OR THAT OUTPUTS WILL BE COMPLETE OR ACCURATE. This disclaimer does not override an express commitment in these terms or any warranty or right that applicable law does not allow us to exclude.

Section 08

Limits on liability

TO THE MAXIMUM EXTENT PERMITTED BY LAW, NEITHER PARTY WILL BE LIABLE TO THE OTHER UNDER THESE TERMS FOR INDIRECT, INCIDENTAL, SPECIAL, EXEMPLARY, PUNITIVE, OR CONSEQUENTIAL DAMAGES, OR LOST PROFITS OR REVENUE, ARISING OUT OF USE OF THE SERVICE, EVEN IF ADVISED OF THEIR POSSIBILITY.

TO THE MAXIMUM EXTENT PERMITTED BY LAW, EACH PARTY’S TOTAL AGGREGATE LIABILITY ARISING OUT OF THESE TERMS OR THE SERVICE WILL NOT EXCEED THE GREATER OF US $500 OR THE FEES PAID OR PAYABLE BY YOU TO US FOR RENTIUM IN THE 12 MONTHS BEFORE THE EVENT GIVING RISE TO THE CLAIM.

These exclusions and caps do not apply to fraud, willful misconduct, gross negligence, your obligation to pay agreed fees, or liability that applicable law does not permit to be limited or excluded. They do not limit either party’s obligations to a regulator or a person who is not a party to this agreement.

Section 09

Changes, governing law, and contact

We will identify each version and its effective date. Material changes require a new acceptance before they become part of your agreement. An update does not retroactively change an earlier claim. Changes to bank-data processing may also require separate consent. No statement here authorizes a new data use by itself.

New York law governs this agreement, excluding its conflict-of-laws rules, subject to any mandatory law that applies. These terms do not require arbitration, waive a jury trial or class action, or designate an exclusive remedy. If a provision is unenforceable, the remaining provisions continue to apply to the extent permitted by law.
